If you have ever seen a western movie you would know what this land looks like - canyon
land. It is 80 acres, of which 15 acres is accessible by road across the front of the
property and the other 65 acres is up on a mesa perhaps 700 feet above the canyon floor.
It would be easy to cut a road up the side of the canyon wall to build a house up on top.
The 65 acres on top is relatively flat and mostly covered with pine trees. We have a
neighbor living on the land immediately to the east of us but no neighbors on the other
sides. I think they have well water and generate their own electricity. A creek runs
across the front of the property when it rain
The land is 7 miles south of the city of Duchesne Utah. It is about 40 miles to the
Colorado border from there. The land is surrounded on three sides by the Ashley National
Forrest. There are relatively few people around here so you could use the land as a
getaway retreat or for hunting.
